Importance of a Valuation

A valuation is the first step to letting your property. One of Pinnacle’s property advisors will meet you at the property to view it. This visit is about understanding your requirements and discussing rent. It is also for collecting details and photos to market your property and for the agent to advise on renting, standards and regulations.

Setting the right rent level is critical. The amount of rent can be seasonally affected by the level of demand; the higher the demand, the higher the rent.

Sometimes it is necessary to set a rent to suit the seasonal demand, and then later when demand is higher, to re-let the property at a higher rent.

Here is an example of a seasonal rent:
Average rent between April and June 2008 was £609
Average rent between July and September 2008 was £635
Demand for property in the summer is higher than spring, which causes rents to naturally increase.
